Due to the current cooling of developers' appetite for new construction, the lowest number of new apartments will come onto the market in Prague next year, a historic low. According to investor and developer Milorad Miškovič, this is the reason why their prices will definitely not fall.

Few people know Prague development as well as Milorad Miscaronkovič. The spirited Serb has been active in the real estate market for more than 25 years - he has collaborated with leading developers, founded Karlin Port Real Estate, was behind the transformation of Prague's Karlín and, as an investor, is part of large projects such as Rohan City and Smíchov City. One reason is the complicated permitting process. “That is why dozens of Czech investors have moved from Prague to Belgrade in the last four years. The authorities here are not able to cope with what investors need. Moreover, no one knows exactly who is supposed to decide what,“ he adds. Milorad Miško Miškovič said in an interview for SZ Byznys s that the unapproved Metropolitan Plan is also a big problem.
„It was supposed to be in 2014. Today we have 2023. Before it is approved, it will be another two to three years and then the implementation will take place. Before we see the result, the new territorial plan and therefore more land, more housing units on offer and better prices, I'm afraid my professional career will end,“ he adds.
There is no reason for the price to drop. On the contrary
According to him, the huge shortage of apartments is the reason why real estate prices will not go down even in a possible economic crisis.
„According to the capital, there is a deficit of 60,000 apartments. I "As a developer, I believe that the deficit in Prague is as much as 120,000 apartments. Last year, the most apartments in history were completed - seven thousand. That's nothing," he says, adding that in the current situation of high interest rates and expensive mortgages, many projects have been suspended or postponed. This will be the reason why in 2024 the historically lowest number of apartments since 1990 will be delivered to the market, which will drive their price up again.
“The deficit is so huge that there is no reason for prices to go down. Moreover, with 20 percent inflation, real estate will once again become a sought-after investment– as soon as the Czechs get rid of their current fear, which I think will be within six months,“ he adds.
Empty pages in the encyclopedia of architecture
„Prague should be more colorful. More colorful in the sense of architecture – there should be more contrast,“ then describes his view of the appearance of the metropolis Miškovič. According to him, each period has its own architectural signature – but the current one is currently missing in Prague.
„Once – "In fifty or a hundred years, an encyclopedia will be published about the architecture of the capital city, and in this decade there will be blank pages. Every type of architecture should be a reflection of the time, but now it is not happening," says Miscaronkovič, who believes that Prague should not remain a preserved historical city where apartment buildings from the eighteenth century will be copied.
„There is a need for contrast, which is missing. Contrast, which you can see anywhere in Europe– from Frankfurt to Copenhagen, Paris, not to mention London, “ he says; the network says that Prague is extremely conservative by European standards; and few projects are being created here that could be described as architectural gems.
